On Isle of Palms, Folly Beach, Tybee or the Outer Banks, the deck, the outdoor shower and the sand path are where guests spend the week, and where a checklist written for a city apartment goes quiet.
Restock, report and confirm
The last ten minutes are the ones that protect you. A turnover that ends with the crew driving away has no proof it happened.
Every clean is inspected against the 75-point checklist by a supervisor and photo-documented before it is marked guest-ready. Damage and missing items are reported with photos the same day, and if a turn ever misses the standard it is re-cleaned free.
How long a turnover takes
There is no honest single figure. The same crew turns a downtown one-bedroom and a six-bedroom Isle of Palms house in the same day, and the second takes several times longer than the first. What moves the clock is not square footage but the list below.
We take same-day turns on as little as 3 hours' notice, though 5 or more hours gives the best result. Linens arrive with the crew from our own facility, so the turn never waits on a dryer.
What a turnover costs

Linen par levels
A par is one complete set of linen for a property: every bed, every bath, every kitchen towel. A 2-par system holds two sets, one on the beds and one clean on the shelf. A 3-par system adds a third in the wash. Hotels run 3-par because it is the only way a full house never waits on a dryer, and most vacation rentals run 1-par without knowing it.

A checklist is not a standard
Any cleaner can hand you a checklist. What decides your reviews is whether someone checks the checklist. The difference between a list and a standard is inspection: a second person, a photo of each room, and a record you can open later when a guest says the bathroom was not clean.
That record is also what makes a cleaning fee defensible, a damage claim provable and a re-clean rare.
