The Vacation Rental Turnover Checklist, Room by Room.

A turnover is not a house clean with a deadline. It is a reset to a standard a stranger will grade within an hour of walking in. This is what that reset covers, and what separates a checklist from a standard.

Before anyone picks up a cloth

Most failed turnovers fail before the crew arrives. The booking changed and nobody told the cleaner. The lockbox code was wrong. The par level for towels was a guess. A turnover checklist starts with the information the crew walks in with.

The schedule comes from the booking calendar, not from a text thread: checkout time, check-in time, and whether the next guest arrives the same day
Access is documented per property: codes, keys, gate passes, parking and where to load
Par levels are written down: how many sheets, towels, rolls and bottles the property holds when it is ready
The standard is visible: photos of each room as it should look, so "clean" means one thing to everyone
How Fluffy runs it

FluffyOS reads the booking calendar from Airbnb, Vrbo or your PMS, so every turnover is scheduled the moment a reservation lands and same-day flips are flagged automatically. Access notes and par levels live against each property.

Entry, living and dining areas

Sand, grit and tracked-in debris at the entry, the first thing a guest sees
Floors vacuumed and mopped, including under furniture edges and along baseboards
Upholstery checked for stains and crumbs; cushions reset
Remotes, switches, handles and tabletops disinfected
Windows and glass doors free of fingerprints at eye level
Decor, books and games back in their places; nothing of the last guest left behind

Kitchen

The kitchen decides more reviews than any other room. Guests open the fridge, the oven and the dishwasher before they open the curtains.

Fridge and freezer emptied of anything the last guest left, shelves wiped
Oven, stovetop, microwave and small appliances cleaned inside and out
Dishwasher emptied, filter checked, dishes put away in the same cupboards every time
Sink, faucet and drain scrubbed; sponges and cloths replaced, not rinsed
Counters, backsplash and cabinet fronts wiped; trash and recycling out, liners replaced
Coffee, tea, salt, pepper, oil and paper goods restocked to the par level

Bedrooms

All bedding stripped, including mattress protectors when the stay calls for it
Mattress and pillows checked for stains and damage before anything goes back on
Beds made hotel-style with fresh linens: tight, symmetrical, pillows squared
Nightstands, lamps, headboards and under the bed cleared and wiped
Closets and drawers emptied of anything left behind; hangers counted
Extra pillows and blankets present and folded to the standard
How Fluffy runs it

Fresh, hotel-quality linens arrive with the crew from our North Charleston facility on every turnover, so there is no separate linen delivery to coordinate and no washing on site.

Bathrooms

Toilet, tub, shower and sink scrubbed and disinfected, including the base of the toilet and the shower track
Hair removed from drains, floors and corners; mirrors and chrome spot-free
Fresh towels to par, folded to the standard, with a bath mat
Soap, shampoo, toilet paper and tissues restocked; half-used items removed
Exhaust fan and light fixtures dusted; trash out

Outdoor spaces, on the coast especially

On Isle of Palms, Folly Beach, Tybee or the Outer Banks, the deck, the outdoor shower and the sand path are where guests spend the week, and where a checklist written for a city apartment goes quiet.

Decks, railings and outdoor furniture wiped down; cushions checked
Outdoor shower rinsed and cleared; grill grates cleaned and drip tray emptied
Pool and hot tub decks and surrounds clear; chemical service coordinated where separate
Sand removed from entries, stairs and the path in
Bikes, beach chairs, umbrellas and toys counted and stowed

Restock, report and confirm

The last ten minutes are the ones that protect you. A turnover that ends with the crew driving away has no proof it happened.

Consumables restocked to the written par level, not to whatever was in the van
Damage, stains and missing items photographed at the moment of discovery and reported the same day
Lost-and-found items bagged, photographed and logged
Thermostat, lights, blinds and locks set to the check-in standard
A final walk against the checklist, by someone other than the person who cleaned
A guest-ready confirmation sent before check-in, with photos
How Fluffy runs it

Every clean is inspected against the 75-point checklist by a supervisor and photo-documented before it is marked guest-ready. Damage and missing items are reported with photos the same day, and if a turn ever misses the standard it is re-cleaned free.

A checklist is not a standard

Any cleaner can hand you a checklist. What decides your reviews is whether someone checks the checklist. The difference between a list and a standard is inspection: a second person, a photo of each room, and a record you can open later when a guest says the bathroom was not clean.

That record is also what makes a cleaning fee defensible, a damage claim provable and a re-clean rare.

Questions this guide gets asked

How many points should a turnover checklist have?

The count matters less than whether every point is inspected. Fluffy runs a 75-point checklist, and the number is useful because a supervisor signs off against it and each item can carry a photo. A 30-point list that is checked beats a 100-point list that is not.

Should the cleaner handle linens too?

It removes the most common failure in a turnover: the crew arriving before the wash is done. Linens delivered with the clean, from an off-site facility, mean the turn does not depend on a home washer. Fluffy delivers hotel-quality linens with every turnover and prices them per guest turn.

What should a turnover report include?

A guest-ready confirmation with photos of each room, any damage or missing items photographed the same day, lost-and-found logged, and the restock recorded against par levels. In FluffyOS that report is the client portal itself, visible as the clean happens.
