The Fluffy Turnover Standard.

The Fluffy Turnover Standard is an open, versioned standard for resetting a short-term rental between guests: 75 checks in seven stages, from the information a crew arrives with to the guest-ready confirmation. It is the list Fluffy inspects every turnover against, and any host, property manager or cleaning company may use it, with credit.

What the Standard Is For

A host and a cleaner can both be sure a property is clean and still disagree, because neither of them wrote down what clean meant. A turnover is not a house clean with a deadline. It is a reset to a standard a stranger will judge within an hour of walking in, and that standard only exists if it is written down.

The Fluffy Turnover Standard writes it down: 75 checks in seven stages, in the order a turnover is actually worked, each specific enough that someone other than the cleaner can inspect against it. It is the list Fluffy’s supervisors inspect every turnover against, published in full so anyone can use it.

Who Can Use It, and How

It is written to be handed around. Four ways people use it:

Hosts. Print it, hand it to whoever cleans your property, and ask for it back signed. If your cleaner passes all of it, you have a good one.
Cleaning companies. Adopt it as your own standard, word for word or adapted to your properties, and credit it as shown below.
Property managers. Quote check IDs in reports and owner conversations, so everyone points at the same line. “FTS 5.01 failed in the primary bath” is a fact, not an opinion.
Trainers and inspectors. Teach from it and score against it. Scoring against defined points rather than a pass or fail makes results comparable across properties and over time.

Licence and Credit

The standard is published under the Creative Commons Attribution 4.0 International licence (CC BY 4.0). You may copy, share and adapt it for any purpose, including commercial use, as long as you credit Fluffy, link to this page and say if you changed it.

If you change it, say so: “Adapted from the Fluffy Turnover Standard v1.0.” The licence covers the text of the standard, not the Fluffy name or logo, so please do not present your own checklist as Fluffy’s.

How to Read a Check ID

Every check has a permanent ID. FTS 3.07 is stage 3, check 7: the coffee maker. IDs are never reused. If a check is retired its number stays retired, and new checks are added at the end of their stage, so a report written against version 1.0 still means the same thing later.

A check that does not apply to a property, such as the grill or the hot tub, is marked not applicable rather than skipped. A skipped check and a check that does not apply look the same on paper, and only one of them is a miss.

The 75 Checks

Seven stages, in the order a turnover is worked. Each ID links to itself, so a report or a message can point straight at the line.

Stage 1. Before the crew arrives

  1. FTS 1.01Booking confirmed against the calendar: checkout time, check-in time, same-day flip or not
  2. FTS 1.02Access confirmed: door code, key location, gate pass, parking and where to load
  3. FTS 1.03Par levels to hand: how many sheets, towels, rolls and bottles this property holds
  4. FTS 1.04Previous turnover report read, including anything flagged as damaged or missing
  5. FTS 1.05Linen and consumables loaded for this property before leaving, not collected en route

Stage 2. Entry, living and dining

  1. FTS 2.01Entry swept and washed; sand and grit removed at the threshold
  2. FTS 2.02Floors vacuumed and mopped, including under furniture edges and along baseboards
  3. FTS 2.03Rugs vacuumed both sides of the pile; edges straightened
  4. FTS 2.04Upholstery checked for stains and crumbs; under and behind cushions cleared
  5. FTS 2.05Cushions reset and plumped; throws folded
  6. FTS 2.06Remotes, switches, handles and thermostats disinfected
  7. FTS 2.07Tabletops, shelves and console surfaces cleared and wiped
  8. FTS 2.08Windows and glass doors free of marks at eye level; sills wiped
  9. FTS 2.09Decor, books and games returned to their places
  10. FTS 2.10Nothing of the previous guest left anywhere in the room

Stage 3. Kitchen

  1. FTS 3.01Refrigerator emptied of guest food, shelves and drawers wiped, seals cleaned
  2. FTS 3.02Freezer checked and wiped; ice tray or maker cleared
  3. FTS 3.03Oven interior wiped; racks and door glass cleaned
  4. FTS 3.04Stovetop, burners and knobs degreased; hood filter checked
  5. FTS 3.05Microwave cleaned inside and out, including the turntable
  6. FTS 3.06Dishwasher emptied, filter checked, interior wiped, door seal cleaned
  7. FTS 3.07Coffee maker emptied, rinsed and reset; pods or filters restocked
  8. FTS 3.08Toaster crumb tray emptied
  9. FTS 3.09Sink and drain scrubbed; faucet and sprayer polished
  10. FTS 3.10Countertops and backsplash cleaned to the wall
  11. FTS 3.11Every cabinet and drawer opened and checked, not assumed
  12. FTS 3.12Crockery, glassware and cutlery counted against par and spot-checked for residue
  13. FTS 3.13Bin emptied, liner replaced, container itself washed
  14. FTS 3.14Floor swept and mopped, including under the toe-kick and behind the bin

Stage 4. Bedrooms

  1. FTS 4.01All bed linen stripped and bagged, not reused
  2. FTS 4.02Mattress protector checked for stains; replaced if marked
  3. FTS 4.03Mattress and base checked underneath and between for left items
  4. FTS 4.04Beds made hotel-style with fresh linen, corners square
  5. FTS 4.05Pillows plumped, matched and cased; decorative pillows placed
  6. FTS 4.06Headboard wiped, including the underside edge
  7. FTS 4.07Nightstands cleared, wiped, drawers checked and emptied
  8. FTS 4.08Lamps, switches and charging points wiped and tested
  9. FTS 4.09Wardrobes and drawers opened, emptied and wiped; hangers counted to par
  10. FTS 4.10Mirrors and glass cleaned at eye level
  11. FTS 4.11Under the bed checked and vacuumed
  12. FTS 4.12Floors vacuumed to the edges; hard floors mopped

Stage 5. Bathrooms

  1. FTS 5.01Toilet cleaned inside, outside, behind, and the underside of the seat and hinges
  2. FTS 5.02Shower and tub scrubbed including the drain, and hair removed
  3. FTS 5.03Shower glass cleared of water marks; door track cleaned
  4. FTS 5.04Grout and tile checked at floor level and in corners
  5. FTS 5.05Sink, drain and overflow cleaned; faucet polished
  6. FTS 5.06Vanity surfaces cleared and wiped; drawers and cabinets checked
  7. FTS 5.07Mirror cleaned with no streaks at eye height
  8. FTS 5.08Extractor fan grille checked for dust
  9. FTS 5.09Fresh towels to par, folded and placed; used towels removed
  10. FTS 5.10Toilet paper restocked to par, with a spare visible
  11. FTS 5.11Soap, shampoo and amenities restocked to par and wiped clean
  12. FTS 5.12Bin emptied, liner replaced, container washed
  13. FTS 5.13Floors washed including behind the door and around the toilet base
  14. FTS 5.14Nothing of the previous guest left in a cabinet or on a shelf

Stage 6. Outdoor spaces

  1. FTS 6.01Porch, piazza or deck swept; furniture wiped
  2. FTS 6.02Outdoor cushions checked, brushed and reset
  3. FTS 6.03Grill cleaned, grease tray emptied, gas or charcoal level checked
  4. FTS 6.04Outdoor dining surfaces and rails wiped
  5. FTS 6.05Hot tub checked, and reported if it needs servicing before arrival
  6. FTS 6.06Pool area cleared of debris; furniture reset
  7. FTS 6.07Bins put out or returned according to the collection day
  8. FTS 6.08Entry path, steps and outdoor lighting checked and clear

Stage 7. Final pass, before it is called ready

  1. FTS 7.01Every room re-entered and looked at from the doorway, the way a guest sees it
  2. FTS 7.02Smell checked in every room, especially bathrooms and the kitchen
  3. FTS 7.03Air conditioning or heating set to the arrival setting
  4. FTS 7.04All lights, lamps and switches tested; bulbs replaced if out
  5. FTS 7.05Wi-Fi details, house manual and welcome material present and correct
  6. FTS 7.06Windows and doors closed, and locks checked
  7. FTS 7.07Consumables cross-checked against par one final time
  8. FTS 7.08Anything damaged, missing or needing repair recorded with a photo
  9. FTS 7.09Photos taken of each finished room as it was left
  10. FTS 7.10Report submitted the same day, not the next morning
  11. FTS 7.11Property locked and access returned as agreed
  12. FTS 7.12Guest-ready confirmation sent before check-in time

How Fluffy Applies It

Publishing a standard is the easy part. This is what running to it looks like on a Fluffy turnover:

Every check is worked by the crew and inspected by a supervisor who did not clean the room.
Each finished room is photographed as it was left, and the report goes in the same day.
The property is confirmed guest-ready before check-in.
A turn that misses the standard is re-cleaned free.

What is the Fluffy Turnover Standard?

Can a cleaning company use it for its own business?

How is this different from the printable checklist?

The checks are the same 75. The printable checklist is laid out to tick off on paper. This page is the reference, with permanent check IDs, the version number, the licence and the changelog.

Why does each check have an ID?

So everyone can point at the same line. A report that names a failed check by its ID means the same thing to the host, the cleaner and the owner, and results can be compared across properties and over time.

Does it apply to hotels?

Version 1.0 is written around a rental home, with kitchens, outdoor spaces, access and handover. Fluffy runs hotel rooms to the same 75-point standard, and the room inspection guide covers what a hotel inspection should catch.

Who maintains the standard?

Fluffy, a housekeeping and laundry company in Charleston, South Carolina, which inspects every turnover it runs against it. Each change is dated in the changelog, and anyone can suggest one.
